Letting & Management
Viewings
We interview all prospective tenants directly over the phone
and arrange to meet at their chosen properties for viewings. Evening
viewings to 8.00 are available with weekend viewings also available
(by prior appointment).
Deposit and Admin Fee
Once you have found your prospective home you will be required
to pay a holding deposit equivalent to one and a half month's
rental and an administration fee of £125.00. The tenancy
application process will be carefully explained at the property
to ensure you fully understand the legal implications before paying
your initial deposit and admin fee.
References and Guarantors
Once we have received your Holding Deposit and Administration
Fee you will receive an email, you are to follow the web link
requesting you to complete our online tenancy application. You
will be asked to provide contact details so that references can
be obtained from your employer and, where applicable a previous
landlord. If you are self-employed we will need a reference from
your chartered accountant. If you are a student you will need
a guarantor such as a parent, relative or close friend who will
guarantee the rent and adherence to the Terms and Conditions of
the Agreement. Companies seeking properties for their staff will
need to provide bank chartered accountant's and solicitor's references.
Please note that the online tenancy application process is a
fast, efficient and extremely easy way to let a property, providing
you have access to email and internet.
Tenancy Documentation
On the day of signing your tenancy agreement at the property
your first months advanced rental payment must be paid in cleared
funds, i.e. building society cheque, bankers draft or cash. At
this point you will be provided with an Inventory and Schedule
of Condition - it is important you keep this document safe, as
you will need to refer to this at the expiration of your tenancy
period.
Safety Regulations
A CORGI Registered Engineer in accordance with current Gas Safety
Regulations tests all our properties that have Gas and Gas Appliances
yearly. A copy of these safety certificates will be kept at the
property for your records.
We advise all our Landlords to strictly comply with the legal
requirements of the Furniture and Furnishings regulations and
also advise that Electrical Appliances are safety checked annually.
